Overview:
The Greer Group is seeking a Property Manager for a residential community in Durham, NC. This is a direct hire position. The Property Manager is responsible for all aspects of the assigned property. The Property Manager will supervise the Leasing Agent.

Responsibilities:
Field inquiries from prospective residents regarding vacant units by returning phone calls, responding to e-mails or greeting visitors in the office
Follow up with prospects who visit the office
Follow up with Apartment Guide/Craigslist/other advertising leads
Work with applicants to collect all supporting documentation for applications
Process applications through approved resident screening service.
Receive security deposits, complete appropriate paperwork with residents, and prepare lease documents for lease signing
Strategize to increase rents annually to at least market rate
Strategize to avoid expired leases. Review lease expiration dates and send out lease renewal request letters
Maintain a positive, productive relationship with residents. Establish rapport with residents and provide personalized service
Conduct community outreach and marketing strategies
Coordinate and participate in any special events at the property or corporate office such as picnics, pool parties, or cookouts
Coordinate with the assigned maintenance technician or cleaning staff at the property or the maintenance zone captains / maintenance supervisors to coordinate repairs
Coordinate the monthly schedule to ensure office hours are covered
Review budget versus actual report on a monthly basis to ensure the property is collecting and spending funds appropriately
Promptly make deposits to the bank or bring rent payments to the corporate office in order to be deposited

Qualifications:
High School diploma or equivalent
Must be bilingual, in English and Spanish
3 years experience in Property Management
Must have a valid driver`s license and dependable vehicle
Flexibility with schedule, willing to work weekends when needed
Go getter personality
Team player, ability to build morale with staff
